Hayes Plumbing & Bathroom Renovations plans and completes bathroom renovations in Uxbridge for houses in town and out in the township, from Goodwood and Leaskdale to Zephyr and Sandford. A project might be a refresh of fixtures and finishes, an accessible bathroom for aging in place, or a complete gut renovation that changes the layout. Our plumbers travel from the shop at 448 Ritson Rd. South, Oshawa, a drive of about 40 to 50 minutes, and the first in-home consultation costs nothing. Brian Hayes founded the company in Oshawa in 1961, and Financeit financing is available for renovation projects.

Uxbridge Water: Municipal Wells and Private Wells

Uxbridge is not supplied like the lakeshore towns. The Region of Durham draws the town's municipal water from groundwater wells in Uxbridge and lists its hardness at 186 mg/L as calcium carbonate, against 125 mg/L on the Lake Ontario system. In the countryside, the Region notes, many rural residents have private wells and septic systems, and well water differs from one property to the next. According to the Region's manual for well owners, iron that separates out of well water on contact with air leaves reddish-brown marks on laundry, sinks and toilets.

Hard water leaves scale on fixtures, pipes and appliances, and a new bathroom shows it quickly on shower glass, aerators and shower heads. Decide before you pick finishes whether the house needs treatment. Hayes tests the water before suggesting a softener or a filter, and for wells the treatment we install can deal with sediment, iron and sulphur.

Septic Systems and New Bathrooms in the Township

Septic permits and septic inspections in Uxbridge are handled by the Region's Health Department, retained by the Township for that work, and the Township's own list of work that requires a permit includes all septic work, referring owners to the Health Department. The Health Department explains that a system's size rests on two things: the soil on the property and the total daily design flow, a number based on the house size, the bedroom count and the plumbing fixtures. Household size does not enter into it. A bathroom addition adds fixtures to that count, so check the septic side before the plans are final.

If you are not sure how your system was approved, the Health Department keeps septic records for properties where a permit application was made, though none from before 1974. To ask for a search, email septicrecords@durham.ca and put Uxbridge in the subject line; the search carries a fee. Separately, septic systems installed before January 1, 2016 near water in the Lake Simcoe watershed (within 100 metres of a lake, river, stream or pond) are part of the Maintenance Inspection Program the Health Department runs for the Township, in which an inspector looks over the ground surface without digging.

Renovation Work We Do in Uxbridge Homes

Each project is scoped to the room and the people who use it. Work we can include:

  • Layout changes, from moving a vanity to roughing in a basement bathroom or a new ensuite.
  • Showers built to suit: walk-in and custom-built showers, curbless barrier-free entries and conversions from a tub.
  • New tubs in jetted, drop-in, standalone or alcove styles, and walk-in tubs.
  • Grab bars set into solid blocking, shower seats and benches, and comfort-height toilets and bidets.
  • Accessible vanities and wall-hung sinks, or cabinetry with a quartz, laminate or cultured marble top.
  • Custom tile and heated floors, shower glass, electrical upgrades, a new exhaust fan and the final finishing.
  • Fixtures you have chosen yourself, or ones from the Kohler, Moen, Riobel, Mirolin and American Standard lines we supply.

Township of Uxbridge Permits and Inspections

Building permits in Uxbridge come from the Township's Building Division and are applied for online through Cloudpermit. The Township's list of projects that require a permit names renovations, plumbing additions and alterations in any building type, structural alterations and creating a second unit in a home. On the other side, the Township says no permit is needed to replace plumbing fixtures where the location stays the same and the plumbing is not altered, or to replace interior finishes such as paint, flooring, trim and cabinets. If your project falls between the two, Building Division staff answer questions by email at building@uxbridge.ca or by phone at 905-852-9181, weekdays from 8:30 a.m. to 4:30 p.m.

After the permit is issued, the Township's mandatory inspections for plumbing include a rough-in inspection before insulation goes in and a final plumbing inspection once the required fixtures are installed. Inspections are requested through Cloudpermit, or at inspections@uxbridge.ca for older permits, and requests must be in before 12 noon to get an inspection the next business day.

Bathroom Renovation Cost in Uxbridge

Our 2026 Durham Region bathroom renovation cost guide prices a full gut renovation, where the room comes down to the studs for a new subfloor, plumbing rough-in and electrical, at $18,000 to $30,000 for a small room, $25,000 to $40,000 for a typical family bathroom and $35,000 to $55,000 for a large ensuite. Lighter scopes cost less, and the guide starts at $5,000 for a cosmetic update.

For accessible bathrooms, our 2026 Oshawa plumbing cost guide lists walk-in tub installation at $3,000 to $10,000, including plumbing connections and finishing, and each other accessibility modification runs about $2,500 to $5,000. The in-home visit costs nothing and leads to a written estimate naming the work, the choices you still have to make and anything that needs further investigation.

Bathroom Renovation in Uxbridge: FAQs

Common questions from Uxbridge homeowners.

If anything more than fixtures and finishes changes, plan on one. The Township of Uxbridge lists renovations, and plumbing additions and alterations, among projects that need a permit, and exempts replacing plumbing fixtures in the same location with no plumbing alteration, along with new paint, flooring, trim and cabinets. Ask the Building Division at building@uxbridge.ca if you are unsure.

It can. Septic design in Durham is based on the home's total daily design flow, which takes in plumbing fixtures along with bedrooms and house size, so new fixtures can raise the load on the system. The Health Department issues septic permits for the Township, so call it at 905-668-2020 or 1-800-841-2729 before the plans are final.

Yes. Curbless showers, walk-in tubs, grab bars, shower seating, comfort-height toilets and wall-hung sinks are all part of our accessible bathroom work, and Uxbridge is in the area we serve for it. We decide support blocking, seating and the shower entry together at the design stage instead of fitting them afterward.

About 40 to 50 minutes by road from our shop at 448 Ritson Rd. South in Oshawa. The in-home consultation and estimate are free, in town or out in the township.
