Hayes Plumbing provides water heater service in Ajax for gas and electric tanks: diagnosis, repairs, routine maintenance and, once a tank is finished, replacement. We work all over town, including Pickering Village, Riverside, Southwood, Hermitage and Meadow Ridge. Our licensed plumbers leave from the shop at 448 Ritson Rd. South in Oshawa, and Ajax is usually a 20 to 30 minute drive. On a call for water heater repair in Ajax, the plumber checks the tank, its controls and the venting, explains what has failed and gives you a written price before any repair begins. If a tank is leaking and you cannot stop it, phone (905) 576-3043: a live operator answers 24 hours a day.
Common Water Heater Repairs in Ajax
Most water heater failures come down to one worn part, and a part can usually be replaced without buying a new heater. Here is what the usual symptoms tend to point to:
- No hot water from an electric tank: a tripped breaker, a burnt-out heating element or a failed thermostat. Elements and thermostats are replaceable.
- Showers that turn lukewarm partway through, or hot water that runs short: often one dead element on an electric tank, or a thick layer of sediment on the bottom of the tank.
- A gas tank whose pilot keeps going out, or that will not heat: the gas control and the parts around it should be diagnosed, not just relit again.
- Water dripping from the temperature and pressure relief valve: the valve may be worn out, or the pressure in your pipes may be rising every time the water heats, which an expansion tank can fix.
- Water around the base: a leaking drain valve or fitting can be repaired, but water seeping from the tank shell itself means the heater has to be replaced.
Ajax Water Heater Maintenance
Ajax taps are supplied by the Region of Durham's Lake Ontario system, which has a water supply plant in Ajax and a published hardness of 125 mg/L as calcium carbonate. Some of those minerals drop out as the water is heated and settle in the bottom of the tank. As the layer thickens it acts like insulation between the flame or element and the water, so each heating cycle takes longer and the tank may pop or rumble.
Our step-by-step flushing guide suggests once a year for most homes. A maintenance visit covers more than the flush. We check the drain valve and fit a new one if corrosion has set in or it no longer seals, inspect the anode rod that protects the tank lining, make sure the burner or element cycles properly and the temperature setting is safe and consistent, and look for any moisture around the base. For gas heaters, the Province's carbon monoxide safety page also recommends a professional cleaning and inspection of fuel-burning appliances, chimneys and vents each year ahead of the cold weather.
When Water Heater Replacement in Ajax Makes Sense
The usual lifespan for a tank is 8 to 12 years, and the label on the tank carries a serial number that shows when it was made. Replacing it usually makes more sense once the tank itself leaks, or when a heater close to the end of its expected life needs an expensive part. You can replace like with like or change type:
- A standard gas or electric tank, the most straightforward swap when the existing venting or wiring suits the new heater.
- A power-vent gas tank, whose fan pushes the exhaust through plastic pipe out a side wall, so the heater does not have to sit near a chimney.
- A tankless unit that heats water as you use it. Our tankless water heater page explains how those are sized and vented.
What Every Installation Includes
Each water heater installation in Ajax follows the same checklist. The old heater is removed, and the new one goes in to code, properly vented, with its gas or electrical connection, a temperature and pressure relief valve with a discharge pipe, and a drain valve. If your plumbing needs an expansion tank (see the questions below), it is added at the same time. Before leaving, we confirm the heater reaches temperature and show you the upkeep it needs.
Gas Safety, Permits and CO Alarms in Ajax
Gas work is regulated. Ontario law says fuel-fired appliances, a gas water heater among them, must be maintained by contractors registered with the Technical Standards and Safety Authority (TSSA), and those contractors must use TSSA-certified gas technicians. TSSA offers an online tool for checking a contractor's registration.
Plumbing permits in Ajax come from the Town's Building Services, which accepts applications through its Online Application Portal or at buildingpermits@ajax.ca. The Town also points out that a building permit is not the same as an electrical notification to the Electrical Safety Authority, and that some projects need both. If the new heater is moving or the piping is changing, ask Building Services what your project needs before it is booked.
Since January 1, 2026, the Ontario Fire Code has required a carbon monoxide alarm on every storey of a home with a fuel-burning appliance, in addition to the alarms outside sleeping areas. Ajax Fire and Emergency Services has an online form for requesting a residential inspection of smoke and carbon monoxide alarms.
What Repairs and Replacements Cost
A repair is priced once the plumber has found the fault, and you approve the written price before the work begins. For a full replacement, the figures in our hot water tank replacement article are about $1,200 to $3,500 installed for a standard 40 to 60 gallon tank, or $1,800 to $3,800 if you choose power-vent, with brand, venting and fuel deciding where a job lands. Our 2026 Oshawa plumbing cost guide prices the installation labour alone at $500 to $1,500, and the heater is added to that. A quote for a planned replacement is free.
