Hayes Plumbing handles water heater installation in Pickering, from straight tank swaps to power-vent upgrades, and repairs and maintains the heaters already in service. Our plumbers work across the city, in Rosebank, Bay Ridges, Highbush, Brock Ridge and Village East, and in Seaton, the growing community the City is planning for about 61,000 residents. They drive in from 448 Ritson Rd. South in Oshawa, normally 25 to 35 minutes away, in one of our seven fully stocked service vehicles. What a Water Heater Installation Includes
- Assess the job. We look at the current heater, its fuel, venting and location, and ask how much hot water the household goes through. Natural Resources Canada (NRCan) recommends consulting a plumber to estimate your hot water needs and always having a licensed professional install a new heater.
- Price it in writing. You get the options and their prices, including any venting changes, gas piping or expansion tank the new heater needs.
- Remove and install. The old heater is drained, disconnected and taken out. The new one is connected to code, with venting suited to the model and the safety fittings it needs: a temperature and pressure relief valve, the pipe that carries its discharge, and a drain valve at the base.
- Test and explain. We fill the tank, check each connection for leaks, confirm the burner or element is heating and the temperature is set correctly, and walk you through the maintenance the heater needs.
Water Heater Replacement in Pickering: Choosing the Heater
NRCan says storage tanks are the most common type of water heater in Canadian homes, and that Canadians use an average of 75 litres of hot water at home each day. When a tank needs replacing, these are the decisions that shape the job:
- Capacity. The tank should match how many people shower, bathe and do laundry in the house, and whether that is about to change, rather than simply copying the old tank's size.
- Fuel. Staying with the same fuel keeps the job simple. Moving from electric to gas means running a gas line (see our gas line service) and adding venting.
- Venting. A conventional gas tank depends on natural draft through a chimney. A power-vent model has a fan that blows the exhaust out through plastic piping in a side wall, which is handy when the heater sits far from the chimney.
- Efficiency. According to NRCan, an ENERGY STAR certified gas storage tank saves 9% more energy than a standard gas storage model. NRCan also suggests insulating the hot and cold pipes within two to three metres of the heater.
- Tank or tankless. If you would rather heat water on demand, the tankless page for Pickering compares the two.
Permits in Pickering
On the City of Pickering's building permit page, replacing or repairing hot water tanks in a house with like-for-like materials appears on the list of examples of work which "do not typically require a building permit". The same page lists "installing or modifying heating and or plumbing systems" among projects that may need one, so relocating the heater or changing its piping is a different matter from a straight swap. The City lets owners authorize a qualified contractor to obtain a permit on their behalf, and Building Services at One The Esplanade answers questions on 905.420.4631.
Pickering Water Heater Maintenance Services and Repairs
A new heater lasts longer when it is looked after. Pickering homes on municipal water share the Region of Durham's Lake Ontario supply, rated at 125 mg/L of hardness, and minerals from heated water gradually settle as sediment in the tank. Our flushing guide recommends a yearly flush, along with checks of the anode rod and the drain valve. Pickering Fire Services also asks residents to have fuel-burning appliances cleaned and inspected by professionals every year before extreme cold weather begins.
When something does fail, most water heater repairs in Pickering involve a single part. On electric tanks we replace heating elements and thermostats; on any tank we replace worn relief valves and drain valves and diagnose the gas controls. The one thing that cannot be repaired is water escaping from the tank body itself, and that is when a new installation is the answer.
Gas heaters fall under Ontario's fuel safety rules: only TSSA-registered contractors may maintain fuel-fired appliances, and they must employ TSSA-certified gas technicians. Pickering Fire Services has also reminded residents that since January 1, 2026, carbon monoxide alarms in existing homes are required on every storey, not only near sleeping areas. The Province applies the rule to homes with a fuel-burning appliance (a gas water heater counts), a fireplace or an attached garage.
Water Heater Installation Cost
In our hot water tank replacement article, standard 40 to 60 gallon tanks come in at $1,200 to $3,500 installed, while power-vent tanks run $1,800 to $3,800. The spread reflects the brand, the venting and whether the heater burns gas or runs on electricity. If you only want the labour figure, our 2026 Oshawa plumbing cost guide shows $500 to $1,500 for installation, with the heater on top. Any venting changes, expansion tank or gas piping your home needs are set out in the written quote.
